Planning & Design

Andrew O’Gorman & Associates offer a complete architectural and design service to residential and commercial clients. We work with all types of buildings and provide architectural and design services for new buildings, extensions, alterations, conversions and refurbishments. As most of these developments require planning permission from the Local Authority, we guide our clients through the Planning Application process.

Our services can include the following stages:

  1. Initial consultation and development of the client brief: This will include a site visit to establish client’s requirements based on their initial design concepts and budget available. The extent of architectural services required by the client is usually determined at this stage. Preliminary design sketches are prepared for discussion purposes. Any consultations with Local Authority Planners can be arranged.
  2. On agreement of the preliminary design sketches we then prepare design drawings for approval by the client.
  3. A planning application can then be submitted to the relevant Local Authority for the proposed development. Fire Safety Certificate applications are prepared for commercial buildings for approval by the Local Building Control department.
  4. We can provide a full supervision service or carry out interim inspections during the construction project.
  5. On completion of the works we can provide a Certificate of Compliance with Planning Permission and Building Regulations for the works.

Interim Inspections

Interim Inspections involve a number of site inspections to ensure that the works during the course of construction of the building are in compliance with good building practices, current Building Regulations and the conditions of Local Authority Planning Permission. Interim certificates are issued to the relevant financial institution to facilitate the draw down of mortgage stage payments.

Full Supervision

We can provide full supervision for your proposed development during its construction. This will include the preparation of Tender Drawings and Specifications to be issued to a number of building contractors. On receipt of completed tenders, we will review and make a recommendation to our client. The contractor is then appointed and a contract is drawn up.

We will then administer the contract and inspect the works carried out to ensure that the contractor completes the building in accordance with the drawings and given budget. We will issue certificates of payment to the contractor at different stages of the works. On completion of the works we provide a Certificate of Compliance with Planning Permission and Building Regulations.

Land Surveying Access

With the use of a Total Station instrument we carry out Topographical surveys of lands to produce level contour drawings of the land.

It is common for Local Authorities to require these details when submitting a planning application for a proposed development.
